The method

How is building land valued?

The method is called the residual approach. You start from what the finished project could sell for (the buildable areas according to the zone and utilisation index, multiplied by local market prices), deduct the construction costs, taxes and the developer's margin – and what remains is your land's value. Two neighbouring plots of the same size can thus vary twofold depending on the zone, orientation, easements or simple access. That is why a per-m² average means nothing, and why the first figure voiced by a developer ringing your doorbell is rarely the right one: he knows this calculation, you don't. Our job is to do it for you, then – if you decide to sell – to put three to five qualified developers in discreet competition on that basis.

The documents

The elements that make the precision

For a serious first analysis: the municipality and address of the plot, its area, the zoning if you know it (the municipal zoning plan specifies it), and whether a building stands on the plot. The land-register extract and any easements will refine the analysis later – you need to gather nothing to start: orders of magnitude are enough, the rest is completed at the confidential meeting.

Why never sell to the first one who rings

A landowner rarely receives an offer by chance: if a developer approaches you, it is because he has already calculated what your plot would earn him – and his offer, by construction, keeps most of the margin with him. Advertising publicly is no better: signs and listings attract speculators, worry the neighbourhood and weaken your negotiating position. The OFFER way: a residual value established independently, then discreet competition between qualified buyers, solvency verified. The price is built, not endured.

I know neither the zone nor the index of my plot. Is that a problem?

No. The municipality and the address are enough: we consult the zoning plan and the municipal regulations ourselves. That is precisely our job.

My land has a house on it. Is it still land?

Often, yes. If the value of the building rights exceeds that of the existing structure, your property is valued as land – common in villa zones on the Lake Geneva arc, and often good news for the price.

A developer has already made me an offer. What should I do?

Sign nothing before knowing your plot's independent residual value. A spontaneous offer is a signal of interest – not a market price. The counter-analysis takes 72 hours.
