OFFER was not born of a trend, but of an observation repeated over fifteen years along the Lake Geneva arc: the finest transactions are the ones nobody hears about. The Cologny villa sold without a single photograph, the Lausanne building sold without its tenants ever knowing, the plot on La Côte negotiated before any sign went up. This invisible market already existed – it simply lacked a house dedicated to it. So we made a radical choice: no portal, no listing, no shop window. Ever. What others do by exception, we do by principle.

A network, not an agency.

OFFER operates as a circle: 50 co-opted professionals – selected agencies, notaries, private banks, family offices, wealth managers – bound by clear rules and contractual confidentiality. Every member may present a property or represent a buyer; none may expose one. When a property enters the portfolio, it does not go onto the internet: it meets, one by one, the buyers whose criteria genuinely match. Fewer viewings, no onlookers, a protected price.

In real estate, luxury is not a price bracket: it is a standard of treatment. A prestige property deserves a careful presentation to a few chosen buyers – not a listing wedged between two adverts.
