Property gains tax simulator

How much will the state take from the gain on your sale? Enter five figures and get an immediate estimate of property gains tax, based on the official scales of the canton of Vaud (art. 72 LI) and of Geneva (IBGI). Free, confidential, no registration.

Scales and rules applied: as at 17 October 2026. Official texts: canton of Vaud, property gains tax (in French) · canton of Geneva, general act on public contributions (LCP, in French).

How does this calculation work?

The taxable gain is the difference between the net sale price and the purchase price plus costs and allowable costs (documented value-enhancing works). The tax rate then depends only on the holding period: in the canton of Vaud, it falls from 30% (less than a year) to 7% (from 24 relevant years), with one decisive rule — years of occupation as a main residence count double. In Geneva, the IBGI goes from 50% (less than 2 years) to 10% (10 to 25 years), then 2% from 25 years of ownership since 1 January 2025. Each canton has its own detailed page in French, with the full scale and a worked example: calculating property gains tax in the canton of Vaud and calculating the IBGI in Geneva. For full details, timing strategy and deferral cases: our guide to property gains tax in the canton of Vaud.

When the tax is deferred

Two situations defer taxation without cancelling it: reinvestment relief (remploi) — you sell your main residence and reinvest the price in a new home used for the same purpose in Switzerland, within an appropriate period (5 years at most in Geneva); the deferral applies only to the reinvested share — and inheritance or gift, where the heir takes over the deceased’s holding period (see our guide selling a property as part of an estate, in French). This simulator does not model these cases: it estimates the tax on an ordinary sale.

From the sale price to the amount you will receive

Property gains tax is only one of the lines between the sale price and your net proceeds: you must add the repayment of the mortgage balance, any early repayment penalty and the fees. Our net-seller calculator brings it all together. And if the next question is “what is my property worth?”, OFFER’s confidential valuation answers it within 72 hours, on the basis of actual transactions.

The rate depends on timing — and the price on strategy.
