The essentials, chapter by chapter

01Off-market, the blind spot of the statistics

No institution measures sales concluded without a listing. The report gathers what public sources make it possible to establish and clearly separates verified figures from field observation. The starting point is scarcity: with a housing vacancy rate of 1.0% in Switzerland and 0.34% in Geneva, the lowest in the country (FSO, 2025), serious buyers commission searches rather than waiting for listings.

02Prestige residential

Swiss luxury property rose by 3% in 2025, and by 6% in mountain regions (UBS Luxury Property Focus 2026). Cologny remains the most expensive address in the country outside the mountains, at around CHF 43'000/m²; Gstaad and Verbier peak at around CHF 45'000/m². Since the finest sales do not enter the indices, these records are probably minimums.

03Investment properties

SNB policy rate at 0%, 10-year fixed mortgages between 1.5% and 2.05% in early 2026: money that has become cheap again is reviving investor appetite. In Geneva, private sellers accounted for 66% of the volumes sold in 2025 (KPMG) — family assets increasingly passed on in silence.

04Land

The Spatial Planning Act strictly limits the extension of building zones, and the Lex Weber caps second homes at 20% per municipality. A plot therefore has no price per square metre: it is worth what a developer can build on it, minus costs and margin. The chapter details the residual calculation (guide in French), which the developer always makes and never shows the seller.

05Three convictions for 2027

Off-market will keep gaining ground in the exceptional segment; investment properties will increasingly change hands in silence; and land around Lake Geneva will be the most contested asset, to the benefit of sellers who organise discreet competition between developers.
